Coffee & Mortgage is an independent, AI-assisted tool that reads mortgage disclosure documents you provide and explains them in plain English. It is offered to borrowers at no cost, as a courtesy from a participating real estate agent or brokerage.
The product also explains listing and real-estate documents supplied by participating agents. Agents must obtain written client permission before submitting documents for AI analysis and verify the originals, explanations, and package issues before publication. Sellers receive individual access and may record topic responses and share questions with their agent. A reviewed topic, scenario answer, or completed review is a record of a client response; it does not certify understanding, establish legal compliance, release anyone from liability, or sign, amend, accept, or waive rights under an agreement. A new published package requires a fresh review. Consult your agent or qualified attorney about unresolved obligations.
Coffee & Mortgage provides education and general analysis, not individualized legal, financial, or tax advice, and it is not a licensed financial advisor, attorney, or mortgage broker. It will not negotiate on your behalf, draft communications to your lender or loan officer, or offer an opinion on where interest rates are headed. Nothing in the product should be treated as a substitute for advice from a qualified professional about your specific situation.
We build the analysis to be as accurate as possible, grounded in the documents you provide and in publicly available benchmark data, but mortgage documents vary and extraction can make mistakes. Always confirm anything material against your actual loan documents and, where it matters, with a qualified professional before making a decision.
Access to a loan file is granted by the real estate agent who invited you, and is verified with a one-time code sent to your email. Keep your invite link and code private — anyone with access to them can view your loan file.
Creating an account — whether as a real estate agent or as a borrower accepting an invite — requires checking a box affirmatively agreeing to these Terms of Use and to our Privacy Policy before sign-up can be completed; sign-up is blocked until that box is checked. We record the date and time of that acceptance and which version of these documents was in effect at the time, as our record of your electronic signature under applicable e-signature law (the U.S. ESIGN Act and state UETA equivalents). If we make a material change to either document, we'll ask for your agreement again rather than treating your earlier acceptance as covering the new terms.
You agree not to:
Subscribing brokerages pay a flat, seat-based subscription that is not tied to the size of any loan or to whether a transaction closes. Agents can see whether a borrower's file needs attention, but cannot access the borrower's actual numbers, documents, or chat history.
We may update these terms as the product evolves. Material changes will be reflected here with an updated date.
Questions about these terms can be sent to hello@coffeeandmortgage.com.
