Yes. Coffee & Mortgage is offered to borrowers as a free courtesy by their real estate agent — you're never asked to pay or enter a card. The agent's brokerage pays a flat subscription, and that price isn't tied to your loan size or whether your deal closes, so there's no incentive for anyone to steer your numbers.
No. Coffee & Mortgage is built with a strict firewall between what you share with us and what your agent can see. Your agent's dashboard only ever shows whether your file needs attention in general terms — never your actual numbers, your documents, or anything you've asked in chat. We work for you, not for the agent or the lender.
No, and this is worth being direct about: we have no financial relationship with your lender, your bank, your title company, or any other settlement provider. We're paid a flat fee by your real estate agent's brokerage — not a cut of your rate, your fees, or whether your loan closes — so there's no one on the other side of your numbers who benefits if they come out worse for you.
You don't have to choose one or the other — think of us as a second opinion, not a replacement. Your loan officer works for the lender originating your loan; we don't work for anyone in your transaction. Every number and flag we show you comes with the exact rule or benchmark behind it, so you (or your loan officer) can check our math instead of just taking our word for it.
Your documents and chat history are tied to your loan file and protected by your own password. We don't sell your information, and it is never shared with your lender.
Right now, access is invite-only through a participating real estate agent, since that's how we're able to offer it to borrowers for free. If your agent isn't already using it, feel free to point them to our page for agents.
Coffee & Mortgage is education, not individualized legal or financial advice, and we say so plainly in the product. We'll tell you clearly when a question is outside what we can responsibly answer, and we'll never negotiate on your behalf, draft messages to your loan officer, or speculate on where rates are headed. For anything that turns on your specific legal or financial situation, talk to a qualified professional.
No — think of it as a second set of eyes, not a replacement. Your loan officer originates and processes your loan; your agent guides the purchase itself. Coffee & Mortgage exists purely to help you understand and double-check the numbers along the way.
Start with your Loan Estimate — that's the standardized three-page disclosure your lender is required to give you early in the process. Later, upload any revised Loan Estimate or your Closing Disclosure, and we'll automatically check it against what came before.
Your access isn't tied to your agent's subscription status, so a lapse on their end won't lock you out mid-transaction. Access is scoped to your loan file for a reasonable window around your closing — not a permanent account you need to manage.
No. Coffee & Mortgage provides education and analysis of the documents you share with us, not individualized legal, tax, or financial advice, and it is not a licensed advisor. See our Terms of Use and Privacy Policy for the full picture.
