Privacy Policy

This is a working draft written to describe how Coffee & Mortgage actually handles data today. It has not yet been reviewed by legal counsel and should not be treated as a final, binding policy until that review is complete.
What we collect
When you use Coffee & Mortgage, we collect:
- Contact information your real estate agent provides when inviting you (name, email, and/or phone).
- The mortgage documents you upload — Loan Estimates, Closing Disclosures, and any related fields you enter or correct.
- Your messages in chat, and the assistant's responses.
- Basic account information for real estate agents (name, email, brokerage, subscription status).
How we use it
We use your information only to operate the product for you:
- To extract and analyze the fields in your loan documents and produce your verdict and flags.
- To answer your questions in chat, grounded strictly in your own loan file.
- To send you account sign-in, registration, and password-reset emails.
- To let your real estate agent see whether your file needs attention — never your actual numbers, documents, or chat content.
We do not sell your personal information, and we do not share your documents or chat history with your lender, your loan officer, or anyone other than you.
Who else sees your data
A small number of service providers process data on our behalf, strictly to run the product:
- Our cloud hosting and database providers, to store and serve your loan file.
- Anthropic's Claude API, to extract structured fields from your documents and power the chat.
- Resend, to deliver sign-in links and invite emails.
- Stripe, to process your real estate agent's subscription (agents only — borrowers are never billed).
Cookies and tracking
We use a single secure, httpOnly session cookie to keep you signed in. We do not use third-party advertising or tracking cookies.
How long we keep your data
Your loan file and its documents are retained for a reasonable period around your transaction so you can refer back to them. If you'd like your data deleted sooner, contact your real estate agent or reach out to us directly.
Your choices
You can ask us to access, correct, or delete your personal information at any time. Because access to your loan file is tied to your agent's invitation, the fastest way to reach us is through the loan file itself.
