When you use Coffee & Mortgage, we collect:
We use your information only to operate the product for you:
We do not sell or share your identifiable personal information — your name, contact details, uploaded documents, or chat history — with your lender, your loan officer, or any other third party, except the service providers listed below who help us run the product.
Separately from your identifiable personal information, we derive anonymized, aggregated data from loan files across the platform — for example, the rates, fees, and closing costs disclosed on Loan Estimates and Closing Disclosures — with names, contact details, documents, and chat content removed first. We use this today to build internal benchmarks (like the "typical range" comparisons shown in your Deal Score) so we can tell you whether your numbers look competitive.
We may share or sell this anonymized, aggregated data with third parties in the future. We have not made that decision yet, and this policy will be updated with specifics — what's shared, with whom, and your choices — before we do. Because mortgage data can sometimes be re-identifiable even after removing obvious details like your name (for example, an unusual combination of loan amount, location, and date), we take care in how this data is aggregated before it's used this way, and this practice will be reviewed by legal counsel before any third-party sharing begins.
A small number of service providers process data on our behalf, strictly to run the product:
For listing files, we store documents supplied by your agent, document versions, AI-assisted explanations, invitations, consent, and your review responses. Your agent can see each seller’s topic responses, optional scenario answers, and questions explicitly shared with them, including replies and whether the seller marked a question answered. These records can be downloaded. Other sellers cannot see your individual responses or private chat. Your agent retains access to documents they uploaded. Private seller chat is processed by Anthropic to answer your questions and is stored separately for your account; it is excluded from the agent dashboard and review exports. We do not promise zero provider retention. Listing review content is not included in anonymized mortgage benchmarks.
We use secure, httpOnly session cookies for each account role to keep you signed in. We do not use third-party advertising or tracking cookies.
Your loan file and its documents are retained for a reasonable period around your transaction so you can refer back to them. If you'd like your data deleted sooner, contact your real estate agent or reach out to us directly.
You can ask us to access, correct, or delete your personal information at any time. Because access to your loan file is tied to your agent's invitation, the fastest way to reach us is through the loan file itself.
